Purchases
- Review your contract and provide advice prior to exchange
- Liaise with the real estate agent
- Liaise with your lender to ensure you have unconditional loan approval
- Negotiate with your seller’s conveyancer, to ensure a fair transaction
- Attend to the exchange
- Confirm with you that your exchange has taken place
- Attend to stamping of the Contract online with the Office of State Revenue
- Advise you when settlement is due
- Liaise with the seller’s conveyancer regarding settlement
- Organise any property searches that you may desire
- Liaise with your lender about your loan
- Prepare all of the necessary documents to make sure settlement progresses smoothly
- Prepare and confirm settlement figures
- Organise and attend settlement
- Advise you that the property is now yours and you can collect the keys
Sales
- Obtain instructions from you and prepare contract
- Liaise with the real estate agent
- Negotiate with your buyer’s conveyancer
- Attend to the exchange
- Arrange for your mortgagee to prepare a discharge of mortgage (if required)
- Liaise with the purchaser’s conveyancer and your bank to book settlement
- Confirm settlement figures with you
- Obtain your instructions as to payment of residual settlement funds and attend settlement
Transfers and Refinancing
- Obtain searches as required from various government departments
- Prepare the Transfer documentation
- Order Valuation (for stamp duty purposes)
- Prepare the stamp duty exemption forms (if applicable)
- Attend to stamping of the Transfer online with the Office of State Revenue
- Liaise with your outgoing mortgagee (if required)
- Liaise with your lender to ensure the mortgage documentation is prepared and signed
- Arrange settlement with your lender to hand over the Transfer for lodgement.
